Official Google Blog: With a little help from your friends

Google has come up with a cool tool to help teachers improve their students writing skills.

You can divide the class into groups and give each group a writing assignment. All the members of the group can share a Google Doc. Whatever corrections they make and changes they arrive at will be saved. They can see their draft taking shape write from the first draft to the last.

This is a very good chance for helping our students revise and polish their draft. Writing experts have always advocated peer editing as a way of improving writing skills.

Students pay little attention to teachers' corrections after the essay is completed. And writing can improve if students get feedback during the process rather than after the final draft is ready.

Google also offers a PDF report that suggests how to revise your writing and improve your papers.

Home Equity Loans - Friend or Foe?

Home equity loans are advertised on the airways, newspapers, magazines and just about anywhere else a homeowner may see or hear the advertisement. Some people feel that home equity loans are trouble waiting to happen. Others feel that home equity loans are a key to opening a stronger financial picture and better home.

There is no simple answer to this question. The truth of the matter is that it will depend on you specifically. There are many financial advisors who believe having equity built in your home is equivalent to keeping your money under a mattress. The mattress, however, is non-liquid which means you cannot necessarily get at the money as soon as you need it. They believe that keeping money under a mattress results in your inability to make your money work for you, though they do acknowledge the minimal risk in keeping your equity in such a safe place.

These same advisors would have you consider taking out a home equity loan in order to invest the income. If, for example, you can find a relatively safe investment at a greater interest rate than you are paying on your loan than you will have your money working for you. If, obviously, the interest rate you are paying on your home equity loan is greater than the interest you are earning on the money in the investment than it does not make financial sense.

Another time financial advisors would consider it smart business sense to take out a home equity loan is to pay off higher interest rate loans and credit cards. If your home equity loan is at 8% and you are paying off credit cards at 18% and other loans at 10% or more than clearly it makes economic sense to consolidate your debt through a home equity loan. It is important, however, to factor in closing costs in the decision making process. The closing costs may eat up a great deal of the savings, if not all of it.

There is a risk, however, for some homeowners. For example, there are some home equity loans that give you a checkbook. As you write checks the money is a loan against the equity in your home. This may cause people to overextend themselves unknowingly. Without a definitive plan in mind, a home owner with this type of loan may use the funds for items that do not necessarily make the best financial sense. They may exhaust all of the equity in their home and not have the ability to use the funds for consolidating their debts or making financial investments.

The personality of the home owner is key to making the right decision when it comes to home equity loans. It is also a good idea to speak to a financial professional in order to get a full understanding of your overall financial goals prior to making this important decision.

The structure of the home equity loan is important to. Make sure you pay careful attention to the interest rates and the closing costs. When applying for the loan request a full breakdown of any and all costs associated with the loan. Depending on how old your documentation is (title search, appraisal, etc) you may save money by using them again for the home equity loan. A title search needs to only be updated rather than started from scratch. If, however, a considerable period of time has passed since you first received your home loan than all documentation may have to be obtained from scratch.

It is also advisable to give your home loan officer a strong understanding of what your intent is with the funds. If you want to pay off other debts you can request that the bank prepares checks directly to the lenders you wish to pay off. This will minimize any temptation to then use the funds for other purposes. Some loan packages will require you to do precisely this.

As you enter the wonderful world of home equity loans it is important to have a clear understanding of what you want and expect out of the loan. It is important to do your homework and select the right loan package and understand how it works and its costs and obligations, then you can decide if you wish to home equity or not to home equity.

How to Make Restaurant Quality Coffee At Home

Have you ever wondered how restaurants get their coffee to taste so good?

First of all, restaurants are in the business of pampering you so they devote much more time to the perfection of a good cup of coffee. Sometimes I'll remember a restaurant just because of their excellent coffee.

So what are their secrets and how can you duplicate this recipe at home? It may surprise you to find out that the French Press brewing method could be the secret in achieving that restaurant quality taste.

Most fine restaurants use a press pot, also known as the French Press, which produces an extremely rich cup of coffee.

Press pot coffee is coffee steeped for 3-4 minutes between 195 to 205 degrees F. It produces a thicker and much richer taste than an auto-drip machine can produce.

A disadvantage of the French Press is it may leave trace amounts of coffee sediment. But the rich taste more than makes up for the small amount of sediment at the bottom of your cup.

So first, start off with a quality medium roast coffee, which is what most restaurants use. I can give you a couple of good recommendations.

Seattle's Best Breakfast Blend, Starbucks Breakfast Blend or Starbucks Sulawesi Coffee is 3 excellent choices. These are full-bodied coffees yet very smooth tasting. They are some of our best sellers at PerfectCoffees.com and work well for French Press brewing.

You want to grind the coffee slightly larger than you would for drip coffee. Too fine of a grind will produce a bitter cup of coffee. If your grind is too coarse, the coffee will taste weak. A quality grinder is the best thing you can do to improve the taste of French press coffee.

Remove the plunger from the press pot and put 1 rounded tablespoon of coarse ground coffee per each 6oz. of water into the pot. You can adjust this to your own taste.

Coffee is 99% water so use clean filtered or bottled water free from chlorine and other minerals that affect the taste of coffee.

Boil the water and remove it from the heat for five minutes before you pour it. This will give you the 195 to 205 degree water that is ideal to brew with. Now pour the 195 to 205 degree water over the ground coffee.

Stir the coffee to get total saturation of the grounds then place the plunger on top of the pot and let the coffee steep for 3 to 4 minutes.

Depress the plunger slowly to push the grounds to the bottom of the pot.

Serve all the coffee in the pot after the 3 to 4 minutes of steeping. Otherwise the coffee will keep getting stronger.

If you have any left, you can always transfer it to a clean, preheated air pot or a stainless steel Thermos. This will keep the coffee hot about an hour without hurting the flavor.

The French press brewing method definitely takes more time but gives us the result we are looking for. Restaurant quality coffee in the comfort of your own home.

TYPES OF PROPERTIES FOUND AT AUCTIONS

Repossessions – Sadly for the previous owners, repossessions can often be picked up at bargain prices through auctions.

Investment properties – Properties, which are valued due to the return on investment that they provide. Includes everything from individual office/shop investments to blocks of flats.

Rundown properties – Auctions are great places to pickup properties that are unsaleable in their current state. The attraction here is if you can get such a property in a good location at a cheap price it’s perfectly possible to refurbish and resell on at handsome profits. Indeed there
are individuals and organisations that make their living doing this.

Unsaleable properties come under the following categories:

Derelict or in derelict areas.

Subject to severe disrepair.

Subject to local authority notices.

Subject to closing orders.

Offered with ambiguous legal titles.

Sold without access.

Sold with major fencing, paving, drainage or other similar
responsibilities.

Sold subject to covenants or restrictions, which prevent normal use.

Exceptional properties – Include ones that have historical meaning and plots which ‘get in the way’ of major development projects.

TYPES OF AUCTION

Large composite – Tend to have over 100 lots. Expect well over 300 people to attend and the venue to be held in a large hotel or conference centre. Large composite auctions are likely to be run by a single auction house. The type of property may be restricted to just one (e.g. vacant possession houses, factories, warehouses etc) or may be a mixture of different types.

Medium composite – Have between 5 to 100 lots and will typically attract between 200 to 500 people, most likely in a hotel or conference centre. It’s similar to a large composite, only on a smaller scale.

Small composite – Offer between 2 to 5 lots and will attract upto 5 bidders. The likely venue is likely to be somewhere like a pub, restaurant, church or small hotel. Small auctions will generally follow a theme – for example the properties involved may have been part of a bigger group (such as a portfolio of properties owned by one company) who believe the best returns will be obtained by offering the properties for sale individually.

Single lot – usually for a property that is in great demand.

IDENTIFYING AUCTIONS

Auctions aren’t as easy to find as you might expect. Traditionally auctioneers get more than enough interest from in-the-know regulars so they don’t need to spend much money on costly advertising to the public.

Here’s where the list of auction houses that comes with this guide becomes invaluable. There are details on each auction house including which area the auction house covers. Go through the list and identify ones, which cover the areas you are interested in. Then: Phone the auction house and ask them when their next auction is likely to be held.

Ask them to put you on a mailing list, which details forthcoming auctions. Some may charge a small fee for this, others offer the service for free.

Prepare a list of questions for each auction house you contact. These should include:

Do you have a mailing list?

How long do you keep people on your mailing lists and can you let me know if I am about to be removed?

What type of properties do you auction?

It may also be worth subscribing to certain pedigree property magazines. These include Property Auction News, Under The Hammer and Property Week. Local newsagents usually carry these.

THE INFORMATION AN AUCTIONEER WILL PROVIDE

Obviously they will provide the details of the properties going under the hammer at their auctions. These tend to be more detailed than the snippets given by estate agents (there are laws such as the Property Misdescriptions Act 1991 which make it illegal for auctioneers to give
false information about a property). On the whole, for any given lot they will provide:

Location

Construction details

Tenure (e.g. freehold)

Accommodation details (e.g. 3 bedrooms etc)

Notes (e.g. refurbishment required)

Viewing details

Solicitor details

Auctioneers usually publish a catalogue with the lot details – this is a book detailing the various properties available at auction. These will usually be available a month or less prior to the auction date.

IDENTIFYING REPOSSESSIONS

Some banks/building societies can be sheepish about revealing that they are selling repossessed properties so you need to be alert in the auction for clues. Auction adverts may reveal that a bank may be the seller of a number of properties, or the auction catalogue may state a phrase such as ‘on instruction of a liquidator’ or something similar –this should tell you that the property being sold is a repossession. If you are unsure, ask the auctioneer directly if the lot being offered is a repossession.

Manicure at Home

Required items to perform manicure:

* Bowl with warm soapy water

* scrub lotion

* petroleum jelly or any other moisturizing lotion

* cuticle pusher

* Favorite nail polish and clear polish

* Nail polish remover (if your nails have color)

* clean white towel

Steps to a manicure:

Before starting make sure you remove your nail polish and have all the required items mentioned above. Also remove any jewelry on fingers.

First trim or shape nails.

Soak both hands in warm soapy water for 3 to 5 minutes.

Push cuticles back gently with towel or cuticle pusher " stick".

Rub hands with a homemade scrub or any other scrub lotion to exfoliate skin.

Apply petroleum jelly or any other moisturizing lotion on hands. Cover with gloves and leave on for about 5 minutes.

Paint nails. Make sure to apply at least to coats of nail polish and a top coat of clear nail polish to give it more shine. Give it enough time to dry.

Try giving yourself a manicure at least once a week to for great lookin hands.

I have a new craze. Trying to sell things in ebay. I have been a registered member of ebay for some time now. But somehow I couldn't get myself to explore the site and start buying or selling.

I got a call from Sushma, Mumbai eBay, unexpectedly. She said she will give me a 15 minute training online to sell in ebay. I thought why not, let me at least learn how to go about it.
